Programming
Initial discussions are held between the Owner and the Architect to
determine the Owner's needs, goals, and preliminary budget.
Schematic Design
If the project is an addition, dimensions of the existing structure are
taken, and a drawing of the existing conditions is prepared. The Architect
prepares preliminary sketches based on the discussions held during the
programming phase. The Owner and the Architect meet to discuss the
drawings. The design is revised and refined based on meetings
between the Owner and Architect. This phase continues until a design
acceptable to the Owner has been reached.
Construction Drawings
Based on the owner approved design, construction drawings are prepared. the construction drawings are used by the Owner to secure contractor bids
and obtain the required permits.

available during the bidding and construction process to review bids and
make periodic visits to the project site to observe the construction. |
